We wanted to make you aware of some legislative changes that could affect all planning applications and permitted development certificate of lawfulness. The 20% Planning Application Fee Increase will come into effect on 17th January 2018, so any application not registered before that date will have to pay the increased fees.

The key increases confirmed are:

Planning applications will increase from £172 to £206, where applications relate to one dwelling and to £407 where application relates to 2 or more dwellings. When creating up to 50 new dwellings, the full application for residential development increases from £385 per dwelling to £462 per dwelling.

Lawful development certificate will increase from £80 to £96.

Outline application, for a site area that does not exceed 2.5 ha, increases from £385 per 0.1 ha to £462 per 0.1 ha.

Change of use (except to create dwellings) increases from £385 to £462.

A new fee of £402 for each 0.1 ha of a site is included for applications for permission in principle.

A fee of £96 for prior approval applications to permitted development rights will also be introduced.

The ability to charge for applications for planning permission following the removal of permitted development rights through Article 4 directions or by condition will also be introduced by the new Regulations.

This covers most applications which are relevant to our clients.  If you want to know the new fee for another or if you are in a position to move forward with a planning application or would like to discuss a project and require WEA Planning assistance please do not hesitate to contact us.
